Villa Construction Companies in Dubai: G+1 Villas & Buildings by Handy Care
Your plot is ready, the permit is approved or on its way, and the decision that matters most is still ahead: who will build it. Choosing between villa construction companies in Dubai is less about the lowest quote and more about who will follow your consultant’s drawings, pass every inspection and hand over on programme.
Handy Care Building Contracting builds G+1 villas and low-rise residential buildings across Dubai, either fully turnkey or as structure-only contracts. We are a Mohammed Bin Rashid Housing Establishment (MBRHE) approved contractor [MBRHE_APPROVED_CONTRACTOR_REF], with [PROJECTS_COMPLETED] projects delivered, and we work alongside your consultant from first site visit to final handover.

Villa Construction in Dubai: What a New Build Really Involves
Every new villa starts with two appointments: a consultant and a contractor. Your engineering consultancy designs the villa and secures the building permit through Dubai Municipality’s permit platform, or through the Dubai Development Authority (DDA) or Trakhees if your plot sits in their jurisdiction. In master communities, a master-developer NOC (no-objection certificate) is needed first.
The contractor then builds to the approved drawings, the Dubai Building Code and Al Sa’fat, Dubai’s green building system, where Silver is the mandatory baseline for new private villas. The project closes with the DEWA connection and the completion certificate.
Approvals are also getting quicker. The Municipality now accredits consultancies to fast-track private villa permits and is introducing AI-assisted permit checks. To start, have your title deed or site plan, consultant appointment, approved drawings and finance in place.
Our New Build Construction Services
From a single family villa to a small residential building, each service below can run as a full-scope contract or a clearly defined structural package.
G+1 Villa Construction in Dubai
A G+1 villa, ground plus one upper floor, is the most common family home built on Dubai plots, and the one where early mistakes cost the most. Problems usually start below ground. Dubai’s groundwater is often rich in sulphates and chlorides, which attack ordinary concrete and steel over time.
We begin with a soil investigation, then size the foundations to the soil report: isolated footings or a raft, cast in sulphate-resistant concrete to your consultant’s mix design. Below-ground waterproofing is inspected before it is covered. Above ground, we build the reinforced concrete frame, blockwork, roof slab and roof waterproofing, followed by MEP (mechanical, electrical and plumbing) first fix, the concealed pipes and conduits, and then finishes.
Your design must also respect the planning limits on height, roof coverage and setbacks, which your consultant confirms for your plot. Each plot takes one residential unit, and roof rooms or annexes are possible only where planning rules allow them.
Because we build from your consultant’s approved drawings, the villa you receive is the one that was permitted. Duration depends on design, soil and season, and we commit to a dated programme at contract stage. After handover, any defects are handled under the agreed defects liability terms.

Turnkey Villa Construction, from Approved Drawings to Handover
Managing separate firms for structure, MEP, finishes and landscaping leaves you chasing interfaces and settling disputes about who caused what. A single contract removes that problem. We take responsibility for everything from approved drawings to handover: structure, MEP first and second fix (fittings and fixtures), internal finishes, external works, the boundary wall, and coordination with your pool and landscape specialists.
Your consultant remains your design and supervision lead. We coordinate with them directly on inspections, material submittals and variations, so you are not relaying messages between site and office. Milestone payments are tied to completed, inspected stages rather than calendar dates.
Towards the end, every system is tested and the villa is walked with you and your consultant. The snagging list is closed item by item. We then prepare the handover documents your consultant needs for the DEWA connection and completion paperwork:
- as-built drawings
- test and commissioning certificates
- supplier warranties and operation manuals
You get one point of contact, one programme and one set of keys. Aftercare continues under [WARRANTY_AND_DEFECTS_LIABILITY_TERMS], with a named contact for any issue raised during the defects period.
Luxury & Custom Villa Construction
A bespoke villa leaves less room for error. Double-height living spaces, a formal majlis, a basement, a passenger lift and a feature façade all demand tight tolerances and careful sequencing. As custom villa builders, we plan these elements from day one rather than adapting them mid-build.
Basements need retaining structures, dewatering where the water table is high, and continuous below-ground tanking. Lift shafts are built to the supplier’s confirmed dimensions, checked before the pour. Smart-home wiring, audio-visual and security cabling go in during first fix, so finished walls are never opened later.
In luxury villa construction, material control matters as much as workmanship. We prepare samples and mock-ups, such as a stone cladding panel, a glazing bay or a finished bathroom corner, for your consultant’s approval before bulk orders are placed. High-performance glazing and thermal insulation are installed to the specification that meets Al Sa’fat envelope requirements.
Premium finishes are protected from the moment they are fixed, with floor boarding, corner guards and sealed rooms. The result is a villa that matches the design intent and the approved samples, with a documented handover pack for every specialist system.

Grey Structure & Shell-and-Core Works
Some owners prefer to appoint their own finishing contractors and need a dependable firm for the frame. Our grey structure package covers the concrete frame and blockwork before any finishes are applied.
Work runs from excavation and PCC (plain cement concrete blinding) to footings or raft, columns, beams, slabs and blockwork. Reinforcement is checked against the bar bending schedule and inspected by your consultant before every pour. No concrete is placed without that sign-off, and these hold points are where most structural defects are caught.
Heat is the main threat to concrete quality in Dubai. Pours are scheduled for cooler hours, and curing starts as soon as the concrete sets, using curing compound, wet hessian or polythene sheeting to stop surfaces drying and cracking. During the summer midday break, from mid-June to mid-September, MoHRE rules stop outdoor work in the hottest hours, so our programmes plan around that season.
Every site runs to a written HSE (health, safety and environment) plan, with toolbox talks, edge protection and scaffold checks.
For wider scopes, see our structural works. The finished frame is handed over clean, inspected and ready for your chosen finishing team.
MBRHE-Financed Villa Construction for UAE Nationals
Many UAE nationals build their family home through a Mohammed Bin Rashid Housing Establishment construction loan or grant. The financing has its own sequence, and a contractor who understands it saves months of back-and-forth.
The first requirement is a valid building permit, obtained by your consultant. Standard consultant and contractor contracts, introduced jointly by Dubai Municipality and MBRHE, set out each party’s obligations clearly. We work within that framework rather than around it.
Progress is planned in milestones that match the financing stages. Each payment release is backed by completed, inspected work and clear documentation: progress reports, consultant certificates and dated site photographs.
Handy Care is an MBRHE-approved contractor [MBRHE_APPROVED_CONTRACTOR_REF] and an Emirates Islamic approved company [EMIRATES_ISLAMIC_APPROVED_COMPANY_WORDING]. That matters when your finance runs through those channels, because documents and site progress are prepared in the format they expect.
Eligibility, loan amounts and grant terms are decided by MBRHE alone, so please confirm your position with them directly. Once your file is approved, we can review your drawings and prepare a quotation aligned with your financing milestones, so the build and the funding move in step from foundation to handover.

G+1 Residential & Low-Rise Building Construction
For investors, a G+1 residential building or a pair of investment villas turns a plot into rental income. The priorities shift towards durable common areas, efficient services and a handover that lets you start leasing quickly.
We build the structure and envelope, then install common-area MEP: shared water tanks and pumps, corridor lighting, metering arrangements and riser routes. Fire and life safety systems, including alarms, emergency lighting and fire-rated doors as specified, are coordinated with your consultant for Dubai Civil Defence approval. DEWA electricity and water connections are planned early, so meters are ready when tenants arrive. Site access and gate positions are coordinated with RTA where its approval is needed.
Durable choices matter more in rented units. Hard-wearing floor finishes, accessible valves and service panels, and robust waterproofing in wet areas and on the roof all reduce maintenance calls once the building is let.
At handover you receive tested systems, a snagging close-out, as-built drawings and the documents your consultant needs for completion. For larger projects, see our building construction services in Dubai.
Other services: MEP installation for HVAC, electrical and plumbing; pool construction; and, for existing homes only, villa renovation and refurbishment.

What Affects the Cost of Building a Villa in Dubai
There is no single villa construction cost, and a cost per square foot means little until the scope is fixed. The main drivers are plot size and built-up area; whether you add a roof room, annex or basement; soil conditions and the foundation type they require; and the structural system.
Specification level (standard, premium or luxury) has a large effect, as do MEP scope and the façade and glazing needed to meet Al Sa’fat envelope requirements. External works, pool and landscaping add further cost, as do site access, master-community rules, programme length and season. Turnkey and structure-only scopes are also priced very differently.
The accurate number comes from your drawings and a site visit.
